Here are some reasons why you should take action and sell your home now.

  1.  Demand is High

The market has more demand than ever right now with fewer homes on the market and more buyers that want to buy. See  Supply and Demand

Buyers are transitioning to working or learning remote, their current homes may not be working in obvious ways that they didn’t see before, increasing the likelihood they need look elsewhere.

  1.  Less Competition

With such a low inventory of homes it also means there are fewer homes competing for buyer’s attention.  In other words, your home has a very good chance of being seen by the right buyer.

  1.  Financial

As mentioned in our last blog:   How to sell your home during a Pandemic-Fast   when the market has a such a low supply of properties this can cause buyers (demand) to go into bidding wars on the home they like. If a buyer has been struggling to find the right place for themselves or their family, and they finally do, oftentimes they are willing to pay above asking price and engage in a bidding war to ensure they get the sale.

A Year of Changes 2020

2020 has been a year of many changes.  In fact, we have faced more changes in this year alone than most decades have seen!  There is a positive side to this.  Really!  When faced with challenges most people stepped up, many business professionals had to “adjust” in order to keep the business doors open.  Business professionals took a good hard look at how to do business in 2020 and the good ones realized that caring for people was the key to success.  I think that many of the “adjustments” that were made were good for people, services, companies and our environment.  Some of the adjustments were to get back to good old fashioned customer service with a smile.

 In our real estate industry with the addition of technology several good and positive things have happened.  As we mentioned in our blog How to Choose the right real estate professional  whether you are a buyer or a seller, if you choose correctly, your professional has made some very positive upgrades to their real estate services.

  1. Technology made it possible to continue marketing but in advanced ways.  Virtual Tours, Open Houses and private online showings were just some of the ways real estate professionals stepped up
  2. Communication– while technology certainly has a big hand in keeping connected with online meetings/consultations when in-person meetings were not possible, I must say that the best results came from good old-fashioned conversations over the telephone.  Nothing beats having a real tete-a-tete with someone.  Asking questions and gaining real answers.  Yes, texting and emails are great for appetizers and follow-ups but having real live conversations have been a delightful!  You can really get to know a person and what their goals are by talking and sharing, imagine that!?

What else was learned in this past year?

All of the changes have caused us to look at our lives and how we live.  Many people are now working at home, students are studying and having classes online at home, more cooking is done at home, more playing and entertaining is done at home.  The challenges that many people had to face this year created the growing realization that their current homes were no longer suitable for their new lifestyle.   The answer to the problem is to sell and purchase a home that fits their current needs.

Time to sell?  What are buyers looking for now?

Here are a few of the features that are trending for home buyers today.

  1.  Place to work
  2.  Place to study
  3.  Bigger kitchens
  4.  More storage spaces
  5.  Strong internet and cell connection
  6.  Bigger yard

Let’s break some of these features out:

  1.  Place to work:  Due to the pandemic many people were sent home to work.  What type of space is needed depends of course on the task at hand but most people will want and need a private or semi-private space for a work area.  Preferably not in a common room.  For many people this is not available in the homes they currently live.  Technology comes into play because if there isn’t a strong internet and cell connection (#5) no work will get done!
  2. Place to study:  Many Students have been sent home and taking online courses and teachers are teaching in online web rooms.  Many buyers are looking for a separate and private room for these “classrooms”.  Also needed here is a strong internet connection (#5), after all there could be multiple web classes going all at once!  How many students are in the household?
  3. Bigger Kitchens:  Not having access to the restaurants that we have frequented in the past due to the fear of the virus created some at home nouveau chefs.  Suddenly, our kitchens are subpar.  Maybe the appliances are not in working order or not enough storage space (#4) for food, utensils, kitchen tools and equipment not enough room to cook or bake.  There could be multiple chefs in the household and then the kitchen space becomes inadequate immediately!  Buyers are now looking for kitchens suitable for cooking and eating because dining out is not as frequent as before the pandemic.
  4. Storage Space:  Buyers are looking for a Kitchen pantry, larder, scullery, butler’s pantry, cooler, cupboard, pannier, ambry, food pantry or buttery or whatever you name the place to store food, kitchen tools, appliances, dishes, and other kitchen equipment.   Linen closets, separate Laundry rooms, and walk-in closets are wanted for the obvious reasons.   Where do you store such things as office equipment and office supplies and computer equipment?  What about that growing list of school supplies that the students usually take to school but now school is at home.  Where is all of this going?  We haven’t even discussed the bigger yards and what to do with the equipment that is needed to care for these yards.  Some buyers may look for a larger garage or multiple garages or the answer might be in a separate storage building.  After all, a garage isn’t just for cars, right?
  5. Homes on the market must meet the current technological demands.  Strong internet and cell connections have been mentioned in items 1 and 2 but if you considered your whole home needs this feature will be important in other areas.  Due to the pandemic and stay at home orders people are finding other ways to entertain themselves and their families.  Bigger yards is one way in which to remain active and entertained but what about movies, videos and gaming?  Gaming, which is the activity of playing video games, (did you know?) is serious business with serious equipment including large furniture items like “gaming chairs”, desks and virtual reality equipment that requires safe storage!   Streaming those videos and movies take a strong internet connection as there is nothing worse than seeing that “buffer” icon go round and round.
  6. Bigger Yard:  Staying home has some definite pluses but who wants to be inside all of the time, especially in Arizona!  Larger yards are desired for the children to have a safe play area, or now being at home more creates an opportunity to own a pet who now will require space for their own bed, blankets, toys, food, hygiene supplies and room to run!  Ruff!  A larger yard will enable the Gardeners and wannabes to carve out some space for that vegetable garden to feed the family.  Storage space (#5) will be needed for the tools, equipment, and play toys and don’t forget the equipment that will be needed to help maintain these bigger yards!

These are some of the priorities for homebuyers in Arizona and across the nation but there are other amenities that are important and should be considered.

  1.  Air conditioning
  2. Open concept but split bedrooms
  3. Energy efficiency and Solar
  4. Low maintenance costs
  5. Smart home technology
  6. Updated kitchens and baths
